You guys… I cant even contain my excitement! Our Living Room is FINALLY getting a Reno refresh to finish all the ideas & visions I have had for this space since we moved in. Taking on a Farmhouse that is over a hundred years old your bound to run into some weird things and we did for sure while ripping apart the living room. BUT we were able to clean some things up, make sure we were all solid and then went to town on flooring, trim and fresh paint! Come see the transformation (SO far!) we still have a long road to go! 

MY DREAM LIST

-new flooring, vinyl so we have waterproof option when bringing wood in for the wood stove during the winter

-full trim around new window

-new window seat with wood top

-shiplap border around seat and step down from kitchen

-new rug

-built ins around tv mantel for wood & devices

-fresh paint (first gray didn’t work with the light in this room!)

-framed art on top of built ins

-artwork or large clock above couch!

THE BEFORE

-parquet flooring

-50 year old+ wood in window seat and step

-no trim around new window

-water spots from bringing wood in the past 2 winters 

-no wall art or decor really!

-old baseboard heater

THE SETBACKS

Surprise surprise, these floors and walls ain’t even one bit haha! We decided to lay the laminate over the parquet flooring as its glued down on a concrete flooring so we knew it wasn’t going to go anywhere even though it’s technically a floating floor. The flooring went down super smooth and was easy to cut to fit our space! More on the flooring soon. 

Another thing we wanted to double check was the window seat had proper insulation. And it did! So that was a win win. When we demo’d the step down from the kitchen we also opened it up to see what was back there. The floor joists were a little hard to find to mark some studs but we ended up finding all our studs so we know the kitchen floor is stable! 

THE PROCESS

Okay I know you all are dying to hear what flooring we went with. Even though we are out in Trent Hills I knew exactly where I wanted to get my flooring from in Peterborough! Focus Flooring is worth the trip! We went with Aqua Plus Vinyl Flooring in the Grand Canyon colour. I want a bit of contrast against the Golden Oak stain that was on our mantel and then matched to the window seat and new step! Trim, Shiplap (cheapest place in Ptbo to get it!) Wood Seat & New Wood Step we purchased from Monaghan Lumber because I knew they would have the exact look I wanted in the window seat and step down. They also can cut pieces just how you need them so its easier if youre handling big lengths! Luckily I got my new truck the week before so I could go and pick everything up! 

My rug I have had my eye on forever! This 6×9 I got from LOWES! I had searched Wayfair, Homesense.. all the normal places. But this one at Lowes stood out to me one day when I was popping in to grab something for Samantha Ann & Co. Don’t y’all love it? This is the Safavieh Carnegie Rug in the 5×7 size. I was tempted to splurge and get the 8×10..but with bringing in wood in the winter I just knew it was going to get stomped on and ruined! So I’m happy I got the smaller size just to add the layer of coziness to the room!

NEXT ON THE LIST

Built ins! You can see the little tape job I did to map out what I’m thinking. I want something simple to hold our cut wood for storage, and a place to place our satellite dish etc. As well as a wood top to continue the theme and make the mantel and built ins feel like they flow. I definitely want to keep the mantel as the focal point because Brandon did such a good job with it. So stay tuned for these built ins to really complete the room!
